Home Inspections and Appraisals

Today I’m here to chat about a question I received from a client recently: how do home inspection and appraisal relate to a mortgage? Are they required, can you skip one if you have the other…basically, what’s involved there? Home inspection: Home inspection is pretty self explanatory. This is when you hire a licensed inspector to assess the property. They’re going to look at the condition of its parts, of what they can see, the mechanics of it: so the water heater (how good is it? Is it going to last?), the plumbing, maybe the roof (how long is it going to last and how old is it?), and make assessments based on that suggestion. If they know the roof is 20 years old, they may suggest that you will need to replace it in the next 2 to 5 years. All of these changes would affect the value of the property in your eyes. In terms of a mortgage, home inspection does not usually come up unless there is something odd about the property that we notice or if there’s some interesting history that the lender or the insurer knows about. Even if you just have a purchase agreement and there have been a lot of price adjustments afterwards and there are notations for repairs or improvements. The lender might want to see a home inspection report just to make sure that these are regular maintenance items or just improvements and not indications of bigger problems in the future. When Are Appraisals Required When Buying a Home?

LeahCoss.ca I’m going to talk about appraisals because I always get so much pushback when I tell somebody that they’re going to need an appraisal. Now, usually if you tell me all the details of your situation before we even find the house that you’re going to make an offer on, I can tell you the likelihood of whether you’ll need an appraisal or not because there’s very specific situations to that. But, let’s go through that so that you have those expectations and you will know if you’re going to have to get an appraisal ahead of time because knowing that information is going to save you money and make things a lot less stressful for you. If you’re putting less than 20 percent down, chances are you are not going to not need an appraisal, but there are some situations where you will, like if the property is super unique or it’s in a very isolated area where lenders just don’t know what value to put on these homes; they don’t know if you’re paying too much, too little, they have no idea because it’s a unique property. In those situations, they may want an appraisal done. Less than 20 percent down, those are typically the only reasons that you’ll need an appraisal done. The other times is if you’re buying a rental property, then you might not need an appraisal of the property, but you’re going to need what’s called a market rent letter, which is done by an appraiser. Rep. Cardoza Discusses HOME Act on Bloomberg TV – 10/1/2010

WASHINGTON, DC — Legislation to stabilize the foreclosure crisis through the federal government’s conservatorship of Fannie Mae and Freddie Mac was introduced today by Congressman Dennis Cardoza with the support of two of the nation’s leading economists. The Housing Opportunity and Mortgage Equity (HOME) Act would use the federal government’s conservatorship and backing of Fannie and Freddie mortgages to secure the current low market rates for longer fixed terms. The legislation would affect up to 30 million mortgages held or backed by Fannie and Freddie. It would help stabilize the housing market by decreasing the inventory of foreclosed homes and reducing declines in property values from issues surrounding blight and abandonment. At the same time, those with mortgages backed by Fannie and Freddie would have additional disposable income, providing a direct economic stimulus. “No solution to date has addressed both foreclosure prevention and the decline of home equity. The reality is the housing crisis has spread far beyond the subprime market, hindering our economic recovery,” said Congressman Cardoza. “None of the Administration’s current housing programs have been far-reaching enough to make a dent in the worst foreclosure crisis in US history. Until we see a program that cuts to the heart of the recession, we will continue to see little growth in our economy, families losing their homes and lifetime investments with lost equity.” The legislation was initially
